The demand for teakwood or sagwan in India is ever increasing due to the growing population and the fact that the existing natural forests are shrinking at the rate of 2 million hectares per year, due to tree felling and using the land for agriculture, mining and other developmental activities. Teak wood imports was Rs. 5815 Crore in 2023-24 and the gap is still widening and so the rates soaring. (source: Statista)

To bridge the widening gap between demand and supply of teakwood, Intercon Greens has taken a initiative for reforestation of teakwood which is govt. approved, highly profitable, and tax free. It also gives you fertile land in the end.

Backed by soil test, research and govt. approval, Intercon teakwood is highly useful for furniture and cabinet making and also for industrial and construction purposes. It is also used for particle board manufacturing, used for best quality pulp for manufacturing kraft paper.

Intercon Greens offers land blocks of 5600 SqFts at a very attractive rate of Rs 350/SqFt without plantation and 450/SqFt with plantation (rates will be revised soon). One block of land can accommodate 75-80 teakwood trees and Intercon Greens will do complete (contract) management for this period assuring minimum 35 to 40 developed teakwood trees in the next 5 to 7 years (total 13-16 years, started in 2016).

Returns


The average height of the trees is currently between 30 and 35 feet. Expected Returns in the next 5-7 years by way of cutting approximately 35 trees:

15 cu.ft. per tree x Rs. 4000/-per cu.ft=Rs 60000 x 35 trees: 21 Lakhs

Expected yield from a 13-16 year old Teakwood Tree is approx 15 to 22 cu.ft. of wood. For calculation purpose, it is taken as 15 cu.ft. After 5-7 years, at the time of final cutting, the rate of teakwood is expected to be approx 5000 to 7000 per cu.ft. For safer calculation, it is taken as Rs. 4000 per cu.ft. as prevailing rate in the market.

Additional Income can be obtained from by planting organic vegetables and fruits.

Minimum appreciation in land rate is expected to be 30% to 50% making the farmland worth 25 to 30 Lacs, not to forget that several industrial projects by central and state governments, such as ITC, GAIL have already started in vicinity. Hence 25.2 lakhs of investment today is expected to reach minimum 40 to 45 lakhs in 5-7 years with many additional interim benefits.
